Can active duty service members use BAH to buy a home?
Yes. If you’re on active duty, your Basic Allowance for Housing can count as income when you apply for a VA home loan. Many service members don’t realize their BAH could cover most or all of a monthly mortgage payment, which means building equity in a home instead of paying rent to a landlord.
The active duty BAH calculator above gives you two numbers. The first is the home price your BAH alone covers, meaning the price where your full monthly payment equals your allowance. The second is the most you may qualify for once your base pay, other household income, and monthly debts are included.
How lenders count BAH as income
BAH is tax-free, so a dollar of BAH goes further than a dollar of taxable pay. Because of that, many lenders “gross up” non-taxable income, often by 25%, when they figure out what you can afford. For example, $3,000 a month in BAH may count as $3,750 in qualifying income. VA disability compensation is also tax-free and is often treated the same way.
To verify your income, lenders will usually ask for your most recent Leave and Earnings Statement (LES), which shows your base pay, BAH, and other allowances.
What the VA looks at to approve you
VA loans use two main guidelines to decide how much you can borrow.
Debt-to-income ratio (DTI). The VA’s guideline is 41%. That means your total monthly debts, including the new house payment, should come to about 41% of your gross monthly income or less. Borrowers with strong credit or extra residual income can sometimes be approved above that.
Residual income. This is the money left over each month after your mortgage, debts, and basic living costs are paid. The VA sets minimums based on your family size and where you live, to make sure you can comfortably afford the home.
